HOPE for Homeowners "The HOPE for Homeowners (H4H) program was created by Congress to help those at risk of default and foreclosure refinance into more affordable, sustainable loans. H4H is an additional mortgage option designed to keep borrowers in their homes. The program is effective from October 1, 2008 to September 30, 2011. NOTE: Homeowners, contact your existing lender and/or a new lender to discuss how you may qualify for the H4H program."
Hope Hotline 1-888-995-HOPE “If your lender cannot help you, contact the Homeownership Preservation Foundation at 1-888-995-HOPE, a 24 hour a day, 7 day a week toll-free hotline with trained counselors to help homeowners avoid foreclosure. When you talk to a counselor you won’t be judged and you won’t pay a dime for the advice or assistance.” Also offers an online counseling session.

State of New Jersey Mortgage Assistance Pilot (MAP) Program www.state.nj.us/dca/hmfa/consu/owners/map The Mortgage Assistance Pilot (MAP) program provides temporary financial assistance to income-eligible homeowners who wish to remain in their homes but are in imminent danger of foreclosure due to short-term financial problems beyond their control. Please refer to the program guidelines to see whether you may be eligible.
Rental Assistance & Tenants Rights:
Homelessness Prevention Program (HPP) www.state.nj.us/dca/divisions/dhcr/offices/hpp.html 866-899-6270 Provides limited financial assistance to low- and moderate-income tenants and homeowners in imminent danger of eviction or foreclosure due to temporary financial problems beyond their control. Funds are used to disburse payments in the forms of loans and grants to landlords and mortgage companies on behalf of eligible households in danger of homelessness.

State of New Jersey Rental Assistance Program nj.gov/dca/divisions/dhcr/offices/srap.html "Income Limits: Seventy-five percent of the participants admitted to the program must be extremely low-income families (30 percent of area median income as defined by region and household size), in accordance with the income guidelines published annually by the United States Department of Housing and Urban Development (HUD). The remaining applicants shall not exceed 40 percent of low-income limits (by county) as defined in accordance with the HUD guidelines."
